Immoulin BV is a Dutch company which serves an international network of partners who are mainly active as professional intermediaries of residential property and in particular second homes for an International clientele as well as permanent residence for both French citizens and foreigners. All of our partners are multi lingual and trained professionals.
This page explains what we offer in France and what services are available to the users of our website moulin.nl and other special purpose websites that we run on behalf of our agents.

In France we offer property for sale of the various types of real estate as highlighted in the menu above and further down this page, namely Chateaux, Manor Homes, Mills (Moulins), Farmhouses, Townhouses, Villas, Apartments and Terrain. All French property pages will have the property types and categories in the top menu for easy property navigation.

Even though our website allows dynamic search from every page via the database search function, most pages related to France will also show a simple, quick and efficient, visual search function via the menus at the top of those pages. These menu's show the various property types, the special purpose French listings for our portfolio such as property with Equestrian purpose, Hotels, Ski, B&B, Seafront, Vineyard etc.
You can quickly search based on the size of domains or land from 1.000m2 to over 50 hectares. Then the lower menu gives you an immediate check of the latest properties in each of the French regions. Our property listings on these general pages are showing the last created property shown as first in the listing. When you ever forget where you found something on our website and cannot remember the ID number, the custom Google search top right on each page will provide the answer in a second.

This exclusive club of estate agents enjoy the benefits of our marketing network and full protection in the regions where they operate. Thus protected from other agents in the region and outside interference. The agents within Parriz and our other French real estate partners are licensed as French 'Agence Immobilier' with 'Carte Professionnelle'. Crime levels in the French countryside are minimal to zero and the vast agricultural fields in between more build up areas ensure a very peaceful stay and yet with so many tourist attractions and things to do almost everywhere. Being able to operate within a protected region and with the benefits our network can offer, selling property in France again becomes the art of an honest and service oriented business. It is that much easier with the knowledge that showing a property only once makes the proposal more transparent.
Just too many websites still allow all French agents to participate and thus show the same non-exclusively mandated property up to 7 times in a listing, often with different prices and descriptions. We do not believe this serves the seller or the potential buyer.
Our partners and agents will independantly use the Moulin.nl database to load and update property in their respective portfolio's which then are presented on all the websites in our network in real time.

Many of our visitors follow our websites on a very regular basis and only 45% now comes in from search engines. Since we started our Chateau portfolio in 2003 our organisation and partners have seen and visited many hundreds of homes. Immoulin offers a portfolio of Manor houses or 'Manoirs' for sale in different shapes and sizes but very recognizable as a Manor home. These special types of French property are often very old homes with clearly different building styles through times.
Some Manors are called Chateau and vice versa especially when size and standing cannot distinguish between the two. A maison de maitre is another property type of a certain standing that can very much resemble that of a Manor property. Manoirs in France were built from the middle ages onward mostly with a habitable size of around 500m2 and even much larger. Our Primary domain is moulin.nl. Moulin is French for Mill and all our websites enjoy very strong visibility on the Internet when people search for Mill property. Sales in this section of the market have remained relatively strong even in the crisis month of 2008 and 2009. As with all larger properties this section needed to adjust itself from rather buoyant to more realistic in terms of French property prices. Mills, and France they are primarily water mills often used for producing oils and flour, come in many different shapes and sizes. The importance of water rights (droits d'eau) can be significant and property with a running turbine could produce a healthy level of energy which is of greater importance in today's vigilant market.

Our property listings generally consist of a fairly high standard. Mid to up market with an average market price (well) above the average for the country.
Town houses are indeed houses that are located in a town but the French will call almost any home in a village or a town a 'town house'. Away from the immediate rural scene our town houses typically are higher standing properties that can also be manor homes or villa's and farm houses. It is always up to the property manager the decide which is the most appropriate category or type to advertise a property on the websites.

Our villa's are located in many parts of France and the main strength is in the south and western parts of France. Our partner in Bouches du Rhone has a nice selection. This is a region which is still relatively unspoilt. It's villages have the old charm of the Cote d'Azur such as Saint Tropez but without the JetSet signature. Prices are also more balanced in this region. We do however offer a number of higher end properties between Monaco via Nice or Cannes and Saint Tropez.

Interest in constructible land has been very limited between 2007 and 2010 partly due to relatively high building cost and a weak building market since the financial crisis. This market for terrain should pick up dramatically as there are many properties in great locations with potential to build additional (large) homes for residential and holiday purpose.
