    • The agent or agents taking inquiries must have the same information readily available about the property
    • Your privacy and the privacy of your property must be protected by our agent at all times when so requested.
    • The property should not be listed on any portal where it might be listed more than once (by more than one agent)
    • The property must be supported in a multi-lingual web environment to enhance international exposure.
    • The agent must have an adequate system and facility to follow up quickly on supply and demand communications.
    • The agents' website must have serious visitors/parties who return on a regular basis. For a quality property website, the number of unique visitors is not really that relevant. What IS relevant are strong 'property detail pages' to 'visits' ratio's and the real time that visitors spend on the website looking at our properties.     When you decide to sell your property and before you have appointed any agent, you should always ask yourself:

    • Should I appoint a leading estate agent with a domestic and international database of clientèle, who can handle every inquiry for your property with the necessary individual care and professionalism required?

    In countries like the UK, Holland, Belgium and Germany quality homes are always sold on the basis of exclusive or joint exclusive mandates. This ensures a better control of your property and a stronger effort by the agent.

    1. Consider the time that you, as an owner, spend on the distribution of your property details is efficient. One or two leading agents will reduce that amount of time significantly!
    2. Is the price of your property the same with every agent and instantly adjusted when necessary?
    3. Where, other than on the agent's own site is your property going to be listed and will the agent have full control over your property for instance when dealing with International partners?
    4. How many databases is your agent using to market the property? Is your agent properly organized in a manner to control each of those databases all the time?
    5. When something needs to be changed in the information about your property should you not best put that in the hands of one agent or maybe two?
    6. Is your property going to be listed, without your knowledge, on portals where it may also appear by other agents whom you have not appointed?
    7. Are collaborating agents of the agent I mandated using their own price and description information rather than that of your appointed agent?
    8. Have you received a fair price estimate from competing agent(s), i.e. is the price right for your property and for this market?
    9. Will the agent exercise a correct screening on any interested individual(s) or potential buyer(s)?
    10. Will the agent protect your privacy at all times when so required?

    When any of the above factors are not being met in full, the transparency of your property listing is reduced and the chances of receiving serious inquiries are compromised.

    The high resolution photographs become the property of the client who has given the assignment. For many properties a good aerial photograph helps to sell a property as it is shown in its natural habitat. In addition, a professionally taken picture from a special aircraft should be a wonderful piece of photographic art and also possibly something you may wish to display in your next home. These pictures can be enlarged to create a poster format quality image.
    The cost of this service depends on the number of owners who like to participate and the length of time that the aircraft needs to be in the air to accomplish the mission. Typically never more than 2 owners in any department.
    We simply pass on the price that is charged for taking a large number of different angle and distance photographs of each property.
    When you as a seller (or as a buyer) are interested in this service please do let us know so we can make a reservation for the next departure which typically is every 3 months.

    Parriz Immobilier (parriz.fr) is a subsidiary company of Immoulin BV of the Netherlands.
